What Alys Beach actually is
About 158 to 159 acres, designed in 2003 by Duany Plater-Zyberk, planned for 899 residential units, with roughly twenty acres set aside for wetland preservation. The Congress for the New Urbanism describes it as laid out along a transect, wetlands protected at the north end and density rising toward the water.
Khoury Vogt Architects serve as the Town Architects. DPZ's own description of the project calls the code tightly regulated and enforced. This is one of the most deliberately controlled built environments on the Gulf coast.
The houses are courtyard type, modelled on the patio homes of Antigua, Guatemala, rather than the front-porch pattern used elsewhere on 30A. The white buildings reflect sun and keep the town cooler, and the cobblestone streets are hand-set into deep gravel so roughly a third of rainfall infiltrates instead of running off.
At the north end there is a twenty-acre nature preserve with an 1,800-foot boardwalk running through wiregrass and wildflowers under tree canopy out into open meadow, plus nine town parks.
What that means for the grounds
The planting approach here uses tough native species and others adapted to salt, wind and drought, producing what has been described as a green-on-green palette. Restraint is the whole aesthetic, which is precisely why sloppy maintenance shows: there is no colour or clutter to hide behind.
Most of the living work sits inside walled courtyards. That means hedges, containers, small specimen trees and beds, with palms in pots and shade thrown by a small number of well-placed trees rather than a canopy. The signature entry planting is a date palm allée, and a weaver's bamboo allée runs off the main pedestrian path.
A courtyard is a hot, reflective, wind-sheltered box. Plants inside one dry out on a different schedule to the same plant in an open yard, and water put on the wrong schedule shows up quickly.
For the turf that does exist, salt is still the governing constraint. UF/IFAS rates St. Augustine, zoysia and bermuda good for salt tolerance, centipedegrass poor and bahiagrass very poor.

Questions about Alys Beach
There is barely any grass on my lot. Do you still take the job?
Yes. Shrub and hedge trimming, landscape bed weeding, landscape edging, plant and shrub removal, mulch and pine straw installation and full blow down of walks and patios are all standard, with or without turf.
Alys Beach has Town Architects and a strict code. Who handles that?
Design and building changes go through the town's own architectural process. Green Gate does the maintenance: keeping what is already approved looking the way it was meant to look.
