What Rosemary Beach actually is
Rosemary Beach covers about 107 acres, master planned in 1995 by Andrés Duany and Elizabeth Plater-Zyberk. Twelve basic lot types, an alley system with carriage houses behind, and homes that front pedestrian walkways and community lawns rather than streets.
The Rosemary Beach Property Owners Association administers a Declaration and a Code. The Code is made up of a Regulating Plan, Urban Regulations, Architectural Regulations, Landscaping Regulations and Design Review Procedures, and the association's own material states that the Town Architect has responsibility for administering compliance with it.
The look is cobblestone streets, brick sidewalks, gas-lit lanterns and courtyards, with a design vocabulary drawn from the Dutch West Indies, New Orleans and St. Augustine. The Long Green runs along 30A. The town's guidelines put explicit weight on native plants and a colour palette that matches the surrounding environment.
The 32461 ZIP holds roughly 6,145 housing units against about 3,757 residents. Most of these properties are somebody's second home.
What that means for the grounds
There is not much broad turf here. What there is tends to be community lawn, a courtyard, or a narrow strip between a walkway and a wall, which means the work is disproportionately edging, trimming, bed weeding and hedge shaping rather than mowing.
Small and visible is the hard combination. On a 107-acre town where homes front shared walkways, a ragged edge or a missed bed is not hidden behind a driveway. It is on a footpath a hundred people use.
Native and salt-adapted plantings are the local grammar, and UF/IFAS lists sea oats, dune sunflower, blanketflower, muhly grass, beautyberry and southern magnolia among the species that hold up to airborne salt. Salt injury shows first as burning along the leaf margins, worst on new growth.
Where there is turf close to the Gulf, the species that survive are the ones UF/IFAS rates good for salt: St. Augustine, zoysia and bermuda. Bahiagrass is rated very poor and centipedegrass poor.
