Lawn care in Watersound and Watersound Origins

Two places share the name and they are nothing alike. One sits on the dune line between two state parks. The other is a planned community north of 98 with a golf course and recorded covenants.

Two Watersounds

Watersound Beach runs along 30A with Deer Lake State Park at its heart and state forest behind it. The landscape there is rolling dune with scrub oaks and southern magnolias, threaded with wooden boardwalks. Camp Creek Lake, about 70 acres, runs south from Deer Lake State Park, passes under 30A and borders the Seacrest community next door.

Watersound Origins is north of US 98, developed by The St. Joe Company, with the Village Commons, trails and green spaces, and the Origins Golf Course, a ten-hole par three laid out by Love Golf Design. Mail there goes to Inlet Beach 32461.

Origins is governed by Watersound Origins Community Association, Inc., and the community's recorded restrictive covenants apply to how properties are used and kept. St. Joe's own document library for the neighborhood includes a property owner's guide for living and building on the coastal dune lakes, which tells you how seriously the water here is taken.

What that means for the grass

On the beach side, the constraint is salt and scrub-oak shade in the same yard. UF/IFAS rates bahiagrass very poor and centipedegrass poor for salt tolerance, which rules both out close to the dune. St. Augustine and zoysia are rated good, and among zoysias the matrella types are the shade-tolerant end of the family.

Sand under a dune system drains fast and holds little. Half an inch to three quarters of an inch of water per application, applied when the blades start folding lengthwise or footprints stay visible, puts water where the roots actually are instead of running it past them.

In Origins the lots are more conventional and more open, so sun is less of a fight. What changes is that the property sits inside a community with recorded standards, and the neighbours can see every edge you did not finish.

Anywhere near a dune lake, what goes on the lawn is the real question. Walton County's fifteen named coastal dune lakes are a landform found in only a handful of places on earth, and each one drains to the Gulf through the beach. Organic fertilization and organic weed control are not a marketing angle here, they are the reason the company was set up this way.
