What this end of 30A actually is
Dune Allen has five coastal dune lakes behind the dune line: Allen, Campbell, Morris, Oyster and Stallworth. Walton County has fifteen named coastal dune lakes in total along twenty-six miles of coast, and the landform exists in only a handful of places on earth, among them Madagascar, Australia, New Zealand and Oregon.
Topsail Hill Preserve State Park anchors the area, with rolling dunes reaching about 25 feet, old-growth pine, sandy scrubland and wetlands, and it is habitat for the Choctawhatchee beach mouse.
Blue Mountain Beach takes its name from the native blue lupine that grows there and from dunes that are exceptionally high for this coast. Behind it is Point Washington State Forest and its cypress swamps.
Both sit in 32459 in Walton County. The Timpoochee Trail runs through, and the character out here is the least built and the most exposed on the whole corridor.
What that means for the grass
Five dune lakes within a short walk is the fact that should drive every decision on a property here. These lakes periodically break through the dune and empty into the Gulf, so the runoff from a lawn is not going into a storm drain and away. It is going somewhere that matters.
This is the clearest case on 30A for organic fertilization and organic weed control, which is what Green Gate uses everywhere regardless.
Exposure is the other constraint. Airborne salt spray blown inland burns leaf margins, worst on new growth, and it does not care what a plant costs. UF/IFAS rates bahiagrass very poor and centipedegrass poor for salt. St. Augustine, zoysia and bermuda are rated good.
For beds and borders in this wind, the salt-tolerant natives UF/IFAS names are the ones that actually last: sea oats, dune sunflower, blanketflower, railroad vine and pricklypear at the tolerant end, with beautyberry, muhly grass and southern magnolia moderately tolerant.
