What Santa Rosa Beach actually is
Santa Rosa Beach is not a town with a boundary. It is a mailing address covering roughly 65 square miles, running from Miramar Beach east to Seagrove and reaching north inland to Point Washington. Two properties can both be in 32459 and sit twelve miles and two ecosystems apart.
The housing tells the same story. The 32459 ZIP holds about 18,900 housing units against roughly 8,275 year-round households. Close to half the addresses here are somebody's second place, and a lot of those owners are not in Florida when the grass is growing.
At the western edge sits Topsail Hill Preserve State Park, whose namesake dune rises about 25 feet and shelters Campbell Lake, one of Walton County's coastal dune lakes. Inland the ground is pine flatwoods. Between them is every kind of yard on the corridor.
What that means for the grass
Sun is the first question, not the last. A lot line north of 30A under a pine and live oak canopy is a genuinely different growing environment than a lot four blocks from the dune line, and the grass that works on one fails on the other.
In shade, cultivar matters more than species. UF/IFAS rates Floratam St. Augustine as only fair in shade and notes it does not persist well below about six hours of direct sun a day, while Palmetto and Classic hold up considerably better. Fine-textured zoysias are the other honest answer under a canopy.
Near the water, salt is the filter. Bahiagrass has very poor salt tolerance and centipede is rated poor, so both struggle within reach of spray off the Gulf. St. Augustine, zoysia and bermuda are all rated good.
The soil is sand either way. UF/IFAS notes many Florida soils hold about an inch of water in the top twelve inches, and most turf roots live in the top four to six. That is why half an inch to three quarters of an inch per watering, applied only when the lawn asks for it, beats a light daily sprinkle every time.
